MARKING its decade of existence, Citystate Properties and Management Corp. (CPMC) revealed the continued take-up on the initial stage of Sandari Batulao’s residential project called Nalé, thus paving the way for the second development within the sprawling estate in Nasugbu, Batangas.
“We actually have around 20 percent remaining [lots] in the inventory. That’s for phase one. And we’re also entering our phase two project soon,” CPMC President D. Michelle S. Cabangon-Chua said in an interview after the thanksgiving Mass for the company’s 10th anniversary celebration held at Club Ananda last Friday.
Sandari Batulao is a premier mountainside township development of CPMC—the property development arm of the ALC Group of Companies organized by the late Ambassador Antonio L. Cabangon Chua.
This project is being developed in three phases, of which the construction of the first is about to be completed.
At 41 hectares, this gateway to Sandari has a total inventory of 846 lots—ranging from 150 square meters to 600 sq m.
The majority of the buyers are locals, followed by overseas Filipino workers, who either plan to settle here with their families or for investment purposes.
“The 80 percent sales were just achieved around January of this year,” she noted, while citing around 180 lots are still up for sale. “We target it to be sold out before we launch the second phase in the last quarter of this year.”
Yet to be named, the upcoming project is half the size of Nalé at 19 hectares, with lot cuts from 180 sq m to 300 sq m.
“Our next phase come our 11th year is a wellness village,” the company’s president bared. “The wellness concept originated from the United States. It’s starting to trickle down here in the Philippines, and people are more open to it and embracing it.”
With future health-conscious residents in mind, CPMC plans to have an in-house nutritionist who can teach them the different types of food to combine with each other to achieve a healthier body and mind.
“If we have a local nutritionist within the village that people can learn from, then, I think, there will be an added perk. Besides, the areas itself have an open air; it’s away from pollution. That alone promotes a healthy lifestyle. Of course, there’s going to be added [activities] like yoga and pilates,” Chua said.
Bullish on the concept of the project, the property firm is confident of fulfilling the vision of the deceased former Philippine envoy to Laos PDR to provide self-sustaining communities for Filipinos.
CPMC Vice Chairman D. Rufina Cabangon Chua recalled that “Amba” as what her father was known by his colleagues and employees, used to visit the property where he got to relax and destress from the daily grinds of their business.
“He loved this place so much that he actually wanted to retire here. So we are here to continue his legacy. His vision of Sandari becoming a wellness and relaxation destination is becoming a reality. And we are here to strive to continue that legacy through our next phase—19 hectares—that will be a wellness destination,” she stressed.
Looking forward to more fruitful years in the real-estate business, the executive lauded the people who worked with them through thick and thin.
“A decade is a very long time. Few things last for a decade. Most companies actually fail before they reach their 10th year. Only 4 percent actually make it to the 10th year. So we are in that four percent. This is such a big achievement,” she said. “So thank you for the 10 whole years of dedication, support and friendship. My family and I obviously would not be able to do this all alone, nor can we take the next steps forward without your help.”
Derived from the Sanskrit words zaanta, meaning peaceful and dhari, meaning valley, Sandari provides mountain living at its best, as it is nestled within 800 hectares of verdant and undulating hills at the foot of Mounts Batulao and Talamitam.
