AYALA Land Inc., through its affiliate Avida Land Corp., is playing the role of catalyst for growth in Cavite. Avida Land Corp., the midrange brand of ALI, is focused in developing Vermosa Estate in Imus.
“Avida considers Cavite a very important territory, having established projects here since 2002. We have several residential subdivisions in the province: Avida Residences Santa Catalina, Avida Settings Cavite, Avida Village Santa Cecilia, Avida Residences Dasmariñas and Southgrove Estates. These residential villages cover 116 hectares with a total of 4,200 units [house and lots, and lots only],” Anne Jara, Avida Land South Luzon Project Strategic Management Group head told reporters in a recent press briefing held in Makati City.
Avida is developing the 700-hectare Vermosa into mix of residential, business, and retail elements fortified by sports and fitness amenities. The location is accessible as it will only take 55 minutes coming from Makati via South Luzon Expressway.
In the immediate future, accessing Vermosa would be easier as major infrastructure projects such as the Daang Hari Exit of the Cavite-Laguna Expressway (Calax), and Molino Road flyover and Aguinaldo Highway flyover will be finished.
Jara said Vermosa will promote holistic development by advocating an active and healthy lifestyle. It will have the Vermosa Sports Hub which includes an Olympic-sized pool, track and field oval and the country’s first sports science laboratory. The sports hub is already operational and has been the place for many sports events. Moreover, Avida Settings will put sidewalks and bike lanes as part of promoting the green agenda to the residents.
The estate also boasts of the 14-kilometer Vermosa Greenway, large green open spaces that encourage wellness and recreational activities. Jara said residents of Avida Verra Settings will also enjoy a central amenity area. This will feature an adult pool, kiddie pool, basketball court, children’s park and playground, and clubhouse. This will be a fenced community with open spaces and landscaped parks.
The shopping needs of the Vermosa community will be provided by the 65,000-square-meter (sq m) Ayala Malls Vermosa slated to open in 2020. Ayala Land Premier and Alveo Land will also conduct their respective development projects in Vermosa.
Furthermore, Starbucks has opened a branch and McDonald’s will start operating in the estate. De La Salle Santiago Zobel School already operates its Vermosa campus.
Jara said Avida Verra Settings Vermosa is considered a special project because it is the first and only Cavite subdivision within an Ayala Land estate. “This allows homebuyers access to all the developments in the estate while enjoying a healthy, sustainable environment.”
The residential subdivision will be just five minutes away by car from Vermosa Midtown, the estate’s mid-rise commercial center.
House designs
Avida Verra Settings Vermosa features two modern contemporary house designs, both efficiently planned for more livable space for its residents. There are ample windows for free-flowing air and sunshine to come in. Spaces are well-ventilated and designed for light conservation.
Aside from lots only and house and lots, Jara said Avida Land will offer buyers the option of a house and lot with the adjacent empty lot. She added, this will enable buyers to expand and customize their living or outdoor spaces as they see fit. “For example, they can choose to redesign the house with an extension or design the outdoor space with a water feature or garden patio.”
Avida Settings will offer two bi-level house designs, both with three bedrooms and two toilet and baths. Macy has a standard floor plan of 67 sq m with a minimum lot size of 125 sq m. Trista has a floor size of 85 sq m with a minimum lot size of 138 sq m.
Both Macy and Trista have a modern contemporary design that is clean, simple and classical emphasizing a minimalist design approach. Jara said Avida Land applied a few upgrades such as weather-resistant stone chip roofing and stone cladding on the house façade for more aesthetic appeal.
Jara said the house models have a trimmed down design to minimize the need for maintenance and heavy cleaning.
“We have ample windows for more free-flowing air and more sunshine in these homes to conserve light energy. You’ll find simplified and unified earth tone colors. The designs of these homes boast of efficient space planning,” she said.
Although it has a single phase, Jara said Avida Verra Settings has three sectors.
Sectors 1 and 2 have a total of 245 units that are now sold out. Sector 3 with 125 units will be released by next month. Together, they will add up to 370 units which pertain to the total units in Avida Verra Settings.
Land development in the site will be completed by May 2021. Our target for turnover is in the second half of 2021. Average package price for Macy is P9 million while Trista will be priced at P9.5 million. Meanwhile, Avida is offering options to buyers. It is selling Macy with an adjacent lot option worth P12.5 million and Trista with also the same option is selling at P14 million.
“We offered this in consideration of our buyer’s discerning needs, particularly on the need for additional space or area for future expansion. As mentioned, our target market comprises of upgraders, thus, we would like to upgrade their living experience by offering future-ready options,” Jara added.
Just like its earlier projects, Jara said buyer profile per project continuously evolves, due to changes in the market’s needs and their capacity to invest. Avida Verra Settings, for example, is geared toward a market that is upgrading or buying a second home. They are already established in their profession and have a solid career path, and an average household income of P150,000 and above.
