AYALA-LED Fort Bonifacio Development Corp. (FBDC), master developer of Bonifacio Global City (BGC) in Taguig, said it is looking at employees of business-process outsourcing firms and other office workers within the area to occupy its first dormitory project inside BGC.
Called Flats BGC, its new project will have 375 units in 16 floors and will provide a total of over 1,500 beds.
It will rise along 5th Avenue across Saint Luke’s Medical Center.
“There is currently a strong demand for living spaces inside BGC, especially from employees. From current estimates of 120,000, we are expecting about 100,000 more workers coming in until 2019. FBDC wants to provide them alternative and relatively more affordable housing options to save them hours of commuting into the city, considering the traffic congestion these days,” said Eli Yaneza, FBDC business development, property planning and office leasing manager.
Each unit is furnished with a bed and mattress, workstation, wardrobe cabinet, toilet and bath and a mini kitchen.
“This development will employ a dynamic property-management team to take care of the administration, safety and security,” the company said.
FBDC is now seeking partnerships with corporate accounts through lease arrangements for their employees. A handful of locators have already expressed their inclination to include accommodations in the dormitory as part of their compensation package to the employees.
The project is still in its exploratory stage, as the company experiments on coliving, a communal living setup that allows individuals to enjoy their aspirational homes at a fraction of the price.
FBDC broke ground for the project in December last year after the project was awarded to infrastructure conglomerate Megawide Corp.
The Flats will start operating by early 2019, the company added.

Great idea if you want to turn BGC into the slums of Manila. Just look at your typical call centre agent smoking and throwing trash on sidewalks when a can is near by as they loiter around day and night. BGC is aspirational for a reason, it is relatively clean, green and safe and hence attracts those who are prepared to pay premium prices for those qualities. Take away those qualities and the high spending elite will go elsewhere. At a basic level just compare Market Market with SM Aura.
Great idea. Cities should be built inclusive for all and not only for a few. BPO is the largest industry in the country that fuels the economy. The reason why CBD’s like BGC thrives is because of the various BPO locators. They bring in workers from all over the metro and the country. If these employees will only live within BGC, every centavo of their disposable income will only be spent within the area and every businesses will flourish in BGC.
