AFTER building a solid reputation in the luxury home market, Ayala Land Premier (ALP) has entered the office development through the launching of the 43-story One Vertis Plaza.
Mike Jugo, managing director of ALP told reporters in a recent briefing the reason behind why they decided to enter the development of office space. “Our customers asked why ALP has not established its presence in the office development even if it had developed an excellent track record as a premier luxury development,” he said.
The entry of ALP into the premium-grade is perfect as ALP can provide the need to an unserved market of companies in need of larger, headquarters-type, corporate offices, in Quezon City and in areas north of Metro Manila. Moreover, the emergence of One Vertis Plaza is a response to the need of private-sector offices that have grown in a non-holistic locations because of the absence of a central business district in Quezon City which resulted in scattered locations based in Cubao, South Triangle and over the last decade, along C5-Libis.
“ALP’s management team agreed to realize this vision by launching its first office project. Since its launch in 2012, ALP Head of Marketing and Sales Paolo Viray said Vertis North achieved tremendous growth in terms of development with an array of high-rise residences, a hotel, shopping mall and corporate offices. Moreover, the estate has added more than 40,000 square meters of gross leasable space through Ayala Malls Vertis North, complementing Trinoma’s 215,000 sq m of retail spaces.
Located above the mall is the Vertis North Corporate Center, offering over 123,000 sq m of leasable office inventory with its first three towers, with two more towers under way. Right now, the prominent tenants are Google, Telus and Teleperformance.
For deluxe hotel accommodators, Viray said Seda Vertis North is ready to welcome guests with 438 rooms, conference rooms and a ballroom that can accommodate events for 400 guests. He added the 24-story hotel is the largest among Seda’s roster and is currently the largest hotel in Quezon City.
Moreover, Viray pointed out that nine residential towers have been launched by ALI residential brands Alveo and Avida equivalent to almost 7,000 residential units. To date, over 90 percent of the existing residential inventory has already been sold.
Vertis North Gardens, a sprawling 2-hectare park, is going to provide the green living component in the master-planned community. Size-wise, the Vertis North Garden can be on a par with the Ayala Gardens in Makati.
Meanwhile, the Plaza, a 1,800-sq m space that provides direct access directly to Vertis North Gardens, will be home to a selection of restaurants and cafés, and will provide a unique outdoor events venue for corporate and social events back dropped by expansive views of the 2-hectare Gardens. Complementing The Plaza is The Square, which functions as the tower’s main food hall providing indoor and al fresco dining options.
Aside from having a complete ecosystem, Viray said One Vertis North’s location provides great accessibility to its potential clients. Aside from being located along major thoroughfares and transportation hubs, he said the project will actually enjoy heightened connectivity from the government’s “Build, Build, Build” project. He said the Metro Manila Subway which will have its first three stations in Mindanao Avenue, Tandang Sora, and North Avenue operational by 2022 will be a tremendous boost to the project. The North Triangle Depot located along North Avenue will be a part of the Unified Grand Central Station, a project that will link LRT line 1, MRT lines 3 and 7, and the Metro Manila Subway.

Jugo added that One Vertis Plaza carries the traits of an ALP development, ascending over the estate’s skyline with its all-glass façade. Driving up its entrance on both Stella Street and Astra Drive, visitors will have a grand feeling of a warm welcome of arrival from the Concourse, an elegantly formal but welcoming motorcourt.
The lobby, called the Gallery, is a double volume expanse clad in natural stone and accentuated by natural wood elements that introduce warmth to the modern space. To transport visitors in an efficient manner, 19 elevators will be installed throughout the tower, 16 of which are high-speed lifts outfitted with destination control systems. Two lifts will service the parking floors and a last one functions as the service lift.
In line with AyalaLand’s dedication to sustainable estates, Viray said One Vertis Plaza is working towards LEED certification. He said the building will have an all-glass façade clad in low-e (low-emissivity), double-glazed glass. Aside from being energy efficient, the glass also provides added insulation against infrared and UV rays.
Moreover, One Vertis North’s external floorings and the roof deck areas were designed with a high solar reflectance index, contributing to the building’s overall insulation. LED lighting fixtures and low-flow plumbing reduce electric and water consumption, improving the overall efficiency of the building. One Vertis Plaza also has its own rainwater management system and materials recovery facility.
One Vertis Plaza offers a maximum of only 10 office units per floor ranging from 101 sq m to 325 sq m in size. The efficient configuration and layouts of the units allow for the easy combination of units to create larger office spaces covering up to 1,648 sq m or an entire floor. All office spaces are enveloped by a glass curtain wall, offering abundant natural light and impressive views, with half of the units overlooking Vertis North Gardens.
