Avida Land targets middle-income buyers with P2.8-billion Imus, Cavite, development

AVIDA Land Corp., the middle-income brand of property developer Ayala Land Inc., on Tuesday said it is populating the developer’s 700-hectare Vermosa Estate through the sale of its house-and-lot units in a subdivision to end-users.    

Anne Jara, Avida Land’s South Luzon project strategic management group head, said the company’s P2.8-billion development called Avida Verra Settings is targeting those with families seeking upgraded homes ready for future expansion.

These are buyers with established professions and a monthly household income of P150,000 and above, she said.

“The project will attract some residents from Metro Manila, as well as those who want to relocate to a suburban environment that encourages an active lifestyle,” Jara said.

Avida Verra Settings, a 10-hectare development, is the company’s seventh horizontal development in Cavite,

“Avida Verra Settings Vermosa is our first and only Cavite subdivision within an Ayala Land estate. This allows home buyers access to all the developments in the estate while enjoying a healthy, sustainable environment,” she said.

The company is selling 185 units each for the house-and-lot units and also 185 for lot-only units, all sold out mainly to investors.

Jara said Avida hopes to populate Vermosa through the sale of house and lot to the end-users. Avida was also given the same task of populating the community when Ayala Land first launched Nuvali more than a decade ago.

Its development features bi-level homes in a modern contemporary design. The Macy model home has a minimum floor area of 67 square meters while the Trista model is larger with a floor area of 85 sq.m.

“Aside from lots only and house and lots, we are also offering the option of a house and lot, and the adjacent lot combination. This allows buyers to expand and customize their living or outdoor spaces as they see fit,” Jara said.

The house and lot with adjacent lot option brings up the Macy model to a minimum of 250-sq.m. lot area size, while the Trista goes up to 276 sq.m. The Macy model with adjacent lot option is priced at P12.5 million. The Trista model with adjacent lot option goes for P14 million.

For a house and lot, the price starts at P7.6 million. A lot-only option will cost buyers P5.7 million.

Avida Verra Settings will have a central amenity area that includes adult and kiddie pools, a basketball court, children’s park and playground and clubhouse. Open spaces and landscaped areas will also be part of this fenced community.

The property will be minutes away from Vermosa Midtown, the pedestrian and bike-friendly area for mid-rise commercial and institutional developments.

Avida Verra Settings Vermosa is scheduled for turnover by 2021.
