Avida Land pursues aggressive expansion in South Luzon

BATANGAS, which is one of the most progressive provinces in the Philippines, is the site of Avida Land’s aggressive expansion in the Southern Luzon province.

Furthermore, the midrange residential brand of property colossus Ayala Land, has just launched the second phase of its 21-hectare residential development in the province that has produced some of the country’s finest statesmen, such as Apolinario Mabini, Felipe Agoncillo, Ramon Diokno, Teodoro Kalaw, Claro M. Recto and José Laurel Jr. It is the seventh project in the province.

Herbert Herrero, Avida AVP for project and strategic management, pointed out in a press briefing on March 29 the company placed its bets on Batangas because of the robust demand for their projects.

“We’ve found a high demand for midrange residences with good locations, complete amenities, and safe and secure communities in Batangas. Most notable of last year’s launches has been Avida Settings Lipa. Avida Settings Lipa has so far generated P260 million in sales. Land value has also jumped from P14,600 per square meter upon launch to P15,800 per sq m in just three months,” Herrero explained.

It is strategically located in the city center on JP Laurel Highway, Barangay Tambo, Lipa City, and is within 2 kilometers and 10 minutes away from the malls, schools, hospitals, places of worship and even the transport terminal, public market and other points of interest. The location is close to the Lipa/Tambo exit.

Furthermore, Avida Settings Lipa has been designed as a walkable community with landscaped parks and open spaces that offer a private and secure community, fully fenced and gated with roving security. It has also sagacious amenities, such as a 1.4-hectare central amenity area with preserved trees, adult and children’s swimming pools, basketball court, clubhouse/multipurpose hall, and children’s park and playground.

Avida offers three modern-contemporary, next-generation design houses for buyers, which have an efficient floor plan layout with zero space wastage. There are larger windows to let natural air and sunshine come through for a well-lighted and well-ventilated space. House-and-lot packages range in price from P4.8 million to P7.2 million.

For Phase 2, these are all located adjacent to the amenity area and linear park. Lots are from P1.6 million to P4.6 million.

“South Luzon is currently the largest contributor to Avida sales, about 70 percent of all house-and-lot sales. We have over 4,000 actual move-ins, or more than 10,700 households in these residential communities across the region,” Herrero added. He pointed out Avida is eyeing  P3.6 billion in residential sales for South Luzon.

Pushing the house-and-lot option

With these projects in the pipeline, Avida has emerged as one of the largest property developers in South Luzon and a major developer of sustainable estates. Aside from Batangas, the developer has eight projects in Laguna, as well as five in Cavite.

Herrero mentioned Avida is also encouraging prospective buyers to get the house-and-lot offering, because it will be a more viable investment in the long term.

“We encourage more buyers to consider house-and-lot packages. In the long run, they come out as more convenient investments than just lots. They also gain more flexibility in customizing or expanding their properties in the future with less hassle.”

observed that house-and-lot offerings have shown a strong and consistent demand in South Luzon. Buying a house-and-lot package gives an advantage in saving time in house planning, supervision and construction. Moreover, financing becomes easier, as it can be done for both house and lot.

According to Avida, most house-and-lot clients are growing families with discerning taste seeking living spaces that can accommodate every family member.

“In general, the majority of our buyers in South Luzon are end-users with starting families or those with extended families who wish to upgrade to a relaxed and secure community,” Herrero said.

Avida launched the first phase of Avida Settings Lipa in the fourth quarter last year. Avida Settings Lipa features house-and-lot packages of 52 sq m to 82 sq m, ranging from P4.8 million to P7.2 million, and lots only at 125 sq m for P1.6 million up to 300 sq m for P4.6 million. Land value at launch was at P14,600 per sq m, and has risen to P15,800 per sq m in just three months.

Avida Settings Lipa also offers three modern-contemporary design house models. The exterior was designed to bring in more natural light and ventilation, while the interior spaces were carefully planned to have more livable spaces.  Just like other Avida Residences projects, the community will feature landscaped parks and open spaces, multipurpose hall, adult and children’s swimming pools, basketball court, and other sensible amenities and facilities.  For the second phase, Herrero said the house-and-lot and lot-only offerings are adjacent to the community’s linear park and 1.4-hectare amenity area. Avida is confident the premium location of these second phase offerings will help sell out its inventory, worth P604 million. Avida Settings Lipa sold out 70 percent of its first phase in just one month.

“South Luzon represents the largest area contributing to Avida’s overall house-and-lot sales today. We see how these areas’ growth potential has driven high demand for residences. Avida is ready to fulfil this demand with our complete residential portfolio offered in South Luzon,” Herrero said. Avida now has over 10,700 thriving households in these residential communities.Other Avida residences in Batangas are  in Batangas City, Lipa, Santo Tomas and San Pascual.

In Laguna Avida projects include Avida Settings, Ridgeview Estates, Avida Village Cerise, Avida Parkway Settings, Avida Woodhill Settings, Avida Southfield Settings, Hillcrest Estates and Sta. Rosa Estates. In Cavite the lineup consists of Avida Village Santa Cecilia, Avida Residences Santa Catalina, Avida Residences Dasmariñas, Avida Settings Cavite and Southgrove Estates

In  Batangas the projects are San Antonio Heights, San Rafael Estates, Avida Residences Sta. Monica, Hacienda Sta. Monica, Avida Residences San Isidro, Avida Settings Batangas and Avida Settings Lipa.
